These five things will position your home to be a step ahead of the competition, while allowing buyers to picture themselves living there.
1. Price the home right from the start.
Your home will not sell if it is overpriced. Under-pricing your home could bring multiple offers, however it could also start a bidding war and ultimately bring you less money. Start at an appropriate price and you are more likely to have more showings in the first 30 days, when most buyers are found.
2. Invest in upgrades.
Some homes in certain price ranges will sell faster with upgrades like granite counter tops, stainless steel appliances, and good lighting. If your home does not have the amenities of others in the neighborhood or price range, make sure to price it accordingly.
3. Keep it neutral.
No matter what the current trend or style is, neutral ultimately sells better. When your home has a neutral color palette, potential buyers can picture themselves and their furniture in the space without being distracted by your color choices.
4. Be sure the home is in pristine condition.
Every few days that your home is on the market, you’ll want to clean and keep all clutter put away. Even a home that needs updating will show better in it’s cleanest state. Remove personal items like photos, magnets on the refrigerator, and the collection of vacation memorabilia to let potential buyers picture their own belongings in the home. The less that’s in the home, the larger the rooms will seem.
5. Take quality photographs.
Many people start their home search on the Internet and will rule in or out homes based on the photos provided. It is worth it to have high-resolution photos that show off the homes features.
